Before the build process begins, you need to make sure you know what is achievable and if you’ll be sticking within your budget.
If you don’t own the land already, you will need to find a section that you are interested in. Newer subdivisions may already have plans however many sections will not, and the plans will need to take into account the lay of the land.
This may involve sitting down with an Architect to develop your new build plans. This can take a while as details are ironed out, reports are gathered, and they make sure you’re getting the home you want.
Often found alongside of plan development, make sure to bring the builder into the loop early as possible. They hold the key around costs related to labour and more often than not materials too.
Once you have the land, your plans and a builder on board, you should be able to piece together the projects entire cost and budget accordingly. If do-able you can then move towards getting underway!
It’s time to marry the plans to the section and apply for consents. The Resource Consent covers things that will impact the environment and people, and a building consent is related to the build.
More often than not both consents will be required, however the architect will be able to clarify this for you at the planning stage.
You have the land, the plans and the finance, so time to lock in the build aspect. This will either be with the architect if they have liaised with the builder for you, or the builder if you have made contact directly.
Either way, review the contract and if all questions are answered and the contract meets your expectations, time to move on to the final step.
This will be case by case dependent on the architect and builder chosen, however at this stage consents can get underway (If they haven’t already.) and planning and dates can be put in place for the build.
